East Boston Condominium Sells After One Day on the Market

Tony’s Realty recently listed a two bedroom / one bath East Boston condominium at 414 Sumner Street overlooking Brophy Park in Jeffries Point. This 988 square foot condo was in a renovated triple-decker originally built in 1851. It came with an additional 500 square foot storage / workshop area in its basement and was deeded exclusive rights to the building’s garden area. List agent was Tony’s Realty associate Zaragoza Guerra. The condo was sold by a real estate agent from Brookline whose client is relocating to East Boston from Cambridge.

This condo has many characteristics most East Boston’s condo buyers are looking for: two good size bedrooms, ample square footage, a recent renovation, proximity to the T, private storage areas, a pet friendly building, deeded outdoor space, a 100% owner occupancy rate, and a strong, financially stable condo association. The unit was listed at $245,000 and sold in one day for $240,000.

Maverick Square…East Boston’s Living Room

Tony’s Realty offers its congratulations and thanks to all those who have dedicated countless hours, days, and years to the renovation of Maverick Square. The dust has settled; East Boston has its welcome mat back, and it looks better than ever.

Now that we have the infrastructure in place, Tony’s Realty would like to encourage East Boston (public and private citizens alike) to ensure the square becomes as welcoming a gathering spot as Harvard Square in Cambridge, Bryant Park in New York, or the Spanish Steps in Rome. The Square is our living room, after all.

We’re imagining outdoor seating for all the restaurants and coffee shops that line the square (whether the establishment is big, small, independent, or a chain). We also envision fruit and slush carts—similar to the ones currently lining many a streetscape in New York—or allowing some of our grocery stores to sell their produce outdoors along the sidewalks. Perhaps a few more trees, flowers, and potted plants (both from the public as well as private sectors). And performance spaces for music groups both above ground and below.

Great cities have great living rooms. While the work that was done was a great first step in improving the square, it’s simply that—a first step. Now that the house is built, it’s time to start furnishing it, making it a home.

Single-Unit Housing Sold Quickly in East Boston During Month of July

July was a busy month for the sale of single unit housing in East Boston, with 8 single-families and 8 condominiums selling. The singles ranged in price from $115,000 for a cute two bedroom fixer upper on Saratoga Street in the Dom Savio area to $326,000 for a pristine four bedroom single on Montmorenci Street in Orient Heights. Only two of the single-family homes that sold had garages or driveways.

Among the 8 condos to sell, one was bank owned and sold for $63,000. If a bank owned condo is in a building with no active condo association, a mortgage is almost impossible to obtain, and it is often priced to sell below $100,000 in order to attract a cash buyer. The other condos ranged in price from $125,000 for an 834 square foot unit on London Street to $371,000 for a 1,492 square foot completely renovated 2 level loft style unit with a parking space on Saratoga Street near Central Square. The sales of these condos and houses indicate there is a steady stream of buyers looking to spend between $125,000 to $400,000 for single units of housing in East Boston, whether it be for a single-family house or a condo.
